What is a Home Information Pack (Hip)?

A Home Information Pack or HIP is a set of documents that provides the buyer with key information on the property they're selling and must be provided by the seller or the seller's agent. It is a legal requirement to have a HIP and you can't market your property without one.

The HIP lets buyers see important information about the property at the start of the process, free of charge. This means there is less chance of buyers becoming aware of any surprises at the end of the process. The HIP can help reduce delays and extra expense to the buyer and seller.

From April 2009 a Home Information Pack will need to be ordered and completed (with one or two exceptions) before marketing can commence.

What is the purpose of a Home Information Pack?

For sellers, providing a Pack upfront should reduce the likelihood of any nasty surprises in the selling process that could delay the sale, as buyers will be able to make more informed decisions about the purchase of their home.

For buyers, the Pack provides essential information about properties they are considering buying, free of charge.

What does a Home Information Pack include?

Compulsory items

The following compulsory documents must be included in a Home Information Pack:

- Home Information Pack Index
- Property Information Questionnaire
- Energy Performance Certificate/Predicted Energy Assessment (new build properties)
- Sustainability Certificate (if applicable)
- Sale Statement
- Official Copies and Filed Plan (Registered Land)
- Official Search of the Index Map and Evidence of Title (Unregistered Land)
- Signed colour copy of the Lease (Leasehold Land)
- Local Authority Search
- Water and Drainage Search

Optional items

Some documents in the Home Information Pack are optional. These include:

- Home Condition Report
- Legal Summary
- Home use/contents forms
- Other documents
