to Companies or Corporate Lets
Leases of residential
property to companies, registered charities and trusts are not covered
by the Housing act 1988. When letting to a company you must make
sure that it is a genuine private limited company or plc. Remember
that business partnerships, firms and sole traders are not limited
companies.
All UK companies
must be regierted at Companies House. For company lets the company
is the tenant so the company rather than the actual occupier makes
the rental payments. The permitted occupiers e.g employees live
in the property under license from the tenant (the company)
When drawing
up a tenancy agreement for a company let you should make sure that
all the terms needed by the landlord client and included in the
agreement e.g detail of rent reviews, ending of tenancy or sub letting.
