Fair Rents - Rent Act 1977

The fair rent provisions are contained in section 70 of the rent Act 1977. It states that the rent officer must assess rent for the property on he basis that in that area, supply of property y is equal to the demand even though in reality it may not be.

Rents Act Maximum Fair Rent) Order 1999. This limits ret rises to 7.5% plus inflation.

At common law there are two possible ways of regaining possession, depending on whether the tenancy is for a fixed period or if it is periodic. These methods also apply to non-housing act 1988 tenancies and those outside the Rent Act 1977.
